First, the site must be assessed. Then, the layout should respond to light, orientation, and access. After that, initial concept drawings are prepared for discussions with the planners.

Once we have a clear direction, drawings for a formal planning application are created, agreed with the client and submitted.

I provide support from concept design through to technical drawings. In addition, I can assess potential plots before purchase.

Planning Applications

Some projects require planning permission. Others fall under Permitted Development.

Because regulations vary, early assessment is essential. Therefore, I provide clear advice at the beginning of the process. Where planning permission is required, I prepare and submit all drawings and documentation.

Building Regulation Drawings

All structural work must comply with Building Regulations.

For this reason, detailed technical drawings are required. I prepare complete building regulation packages and coordinate with structural engineers where necessary. As a result, your project can proceed smoothly and without unnecessary delay.

This service typically includes:

  • Preparing or advising on the building contract

  • Administering the contract between you and the contractor

  • Regular site inspections

  • Certifying stage payments

  • Monitoring build progress

  • Addressing technical queries during construction

  • Managing variations and cost implications

As a result, you retain independent professional representation throughout the construction phase.

For projects where the build cost exceeds £100,000, Contract Administration is available at 3% of the build cost, subject to a minimum fee where appropriate.

This level of involvement provides clarity, accountability and structure during what can otherwise be a complex stage of the project.

Specialist Consultants

Some projects require additional expertise. In these cases, I can coordinate and obtain quotations for:

  • Structural engineering calculations

  • Topographical surveys

  • Arboricultural or ecology reports

  • Energy and SAP assessments
